Global Tasks
A running to-do list that isn't tied to any property, reached from the Tasks menu — same one-tap complete, due dates, recurrence and photo-proof as property tasks, shareable with co-owners, and it can offer to file a task under a property. Shows in your Snapshot and search.
Property switcher
Tap a property's name in the header to open a quick switcher and jump straight to another property — no trip back to the dashboard, and you keep the same tab and section you were on.
Property SOPs
The property side of your knowledge base is now SOPs — standard operating procedures for how to run each place — with rich Markdown answers, photos, and links to the exact equipment each procedure covers. Duplicate a SOP to other properties in a tap. Account-wide answers stay as FAQ.
AI-assisted SOPs & FAQ
Let AI suggest SOP/FAQ topics from a property's equipment, tasks and details, then draft a starting-point answer you refine — so your operating manual comes together faster.

FRB Rentals PM is now a subscription with every feature included — you pay only for the properties you manage, at graduated rates that drop as your portfolio grows (from $29 for your first property down to $5 each at scale). It scales automatically as you add or remove properties, annual plans save 30%, and you can start with a 30-day free trial.

A freeform Markdown notes field on Access, Utilities, Management, and Knowledge for anything that doesn't fit a structured field.
Larger document imports
Multi-page PDFs and big spreadsheets that used to be rejected outright now import correctly, with a clear message if a file truly is too large.
Drive your day as one route
Plan your stops in the order you visit them — properties and stores together. Buy at the store stop, then each property shows its own work plus what to drop off there, so nothing stays in the truck. Prints in driving order and scans back in.
Bring list — load the truck
List the tools and materials a task needs from what you already own, not what you have to buy. Everything for the day gathers into one pack list before you leave, including anything bought but not yet dropped off.
Reusable inventory templates
Save a supply list once — by hand, copied from a property you've set up, or drafted by AI — then pull it into any other property. Duplicates are flagged so lists stay clean.
Before & after on one observation
Fix something during a walkthrough and attach the after photo to the same observation, marked resolved on site, shown side by side in the report. AI also catches anything logged twice and offers to combine it.
Essentials & Everything
PM Intelligence does a lot, and all of it at once can be a lot to take in. New accounts start in Essentials — the everyday tools, with the deeper features tucked away — and switch to Everything whenever you want the lot: recurring tasks, dependencies, checklists, inventory and route planning. Nothing is ever deleted or turned off; it only changes how much is on screen.
A colour and a code for every property
Each property carries its own colour and a short code — SUNF, BETH — that follow it everywhere. On a calendar showing every property at once, colour tells you whose job is whose at a glance, with a key above the calendar you can tap to filter down to one. The short code covers what colour can't reach: printed sheets, exports and emails.
Told the moment work lands on you
Assign a task and the person gets an email and an in-app notification — the job, which property, when it's due, how urgent it is, and who assigned it. It covers every route a task takes to reach someone, including walkthrough observations and check-out triggers, and several at once arrive as one email rather than a pile. Reassign a job away from someone and they're told, so nobody drives out for work that has moved.
Reminders before something is late
A nudge the day before a task is due, again on the day, and then if it slips — backing off as it goes (day 1, day 3, day 7, then weekly) so a stalled task sends a handful of reminders instead of thirty. Global tasks are included, reminders batch per person, and they have their own switch in Settings so you can keep assignment emails and turn the nagging off.
